Next Saturday, April 24, is the day Shea Homes grand-opens its new ‘Spaces’ 3-and-4-bedroom models at Reunion (‘Not your grandmother’s house,’ the ads say) with goodies and drawings for high-tech giveaways. …But if you want to buy one in time to qualify for the $8,000 first-time tax credit expiring April 30, you need to see them today.

Shea has already pre-sold 14 Spaces homes just since Mar. 1 …enough that there are only five left (at least one of each of the four models opening) that’ll finish by June 30, the federal tax credit’s closing deadline. “This is a totally new niche of homebuyer,” says Shea’s Scott Beaumont, who’ll be on hand along with Ali Zarlengo to show you two models that are already complete. “These are something unlike anything you’re seeing from other builders.”

Aside from likely being under-40 and buying for the first time, those buyers have a taste for ‘cool’ that sets them apart, Beaumont says. They’re motivated not just by price (from the $180s) but also modern design…efficient use of space. “Think of a house designed by IKEA,” he adds. Shea’s designers reach for that with spaces redefined for functionality: Formal living/dining rooms totally gone…along with the 5-piece master bath (“It just steals size from the master,” Beaumont adds).

What you get instead are redesigned “splash” areas with emphases on functionality and pizzazz (cultured-marble double-vanity sinks and a double shower/rain head)…kitchen with loft-style Euro cabinets, stainless appliances, smooth-top range, eat-around island and a 30-inch basin sink with a high-tech pull-down faucet/spray… ‘Euro-slide” door on a home-office…and 42-inch flat-screen television. Not just cool, but green, too…2×6 walls that are Energy Star rated to R-23, SolaTube lighting, whole-house WhisperGreen ventilation, and a garage charging station for a future electric car. “That’s for a larger house under $200,000,” Beaumont says. “I have to tell people, ‘It doesn’t mean your bills are higher, it’s the opposite.”

Speaking of low bills, Reunion charges owners only $20/month to cover its centralized parks…every home walkable to a pocket park, and close to two large-scale expanses: 7-acre South Lawn and 52-acre Reunion Park, with lake and water-slide pool-rec center. “People constantly tell us, ‘I wish I had chosen to live here,'” Beaumont adds.

But that’s another reason to see these today, not next week, Beaumont said, pointing to how close the few remaining quick-delivery homes are to the big park. Take Tower north from Pena Blvd. to 104th, then west to Reunion Parkway and follow the signs.
