If you’re following what’s happening in the tight housing market around downtown – very little inventory, driving prices up and rents higher still – David Weekley Homes has something to show you ten minutes north, close to an RTD Commuter Rail station that’ll be carrying riders into Union Station next year. David Weekley’s single-family homes at Midtown, the new urban community at 67th and Pecos Street, start from $336,990 – well below the cost of a condo in downtown or of small, dated bungalows in Highlands.

You can also see where the Commuter Rail station is coming, how close bike routes will be into the Platte River and Clear Creek trails, and how close the drive is via I-76 heading into downtown, or to U.S. 36 for the commute to Interlocken or Boulder. Master planned amenities are taking shape right across from the model — a 12,000-foot retail space that’s anticipated to be a gathering spot, and an outdoor pavilion and community garden already open, very popular with new Midtown residents. Just as expected, sales are going to buyers escaping the rental market in downtown, but also to some that are downsizing from older homes, wanting to be close to the Highlands’ restaurant scene (it’s about eight minutes south down Pecos Street.) David Weekley sales consultants Lis and Katie (they’ll show you the model and the showcase home) say that at prices this low, around half of the buyers are opting to have the builder finish even more space in the basement, and wrap that into their mortgage at a very low cost-per-foot. “The amount of semi-custom service we’re giving buyers is amazing for this price range,” Liz adds. Liz and Katie will also show you four new plans that David Weekley is introducing for the next phase – even more wide-open indoors, and including a main-floor master suite design. If you need something right away, you can take a serious look at the spacious model home being retired, as work shifts to the new model. It’s 2,206 square feet, has a very attractive master suite, and is being sold with its designer landscape and decorator color treatments for $499,990. All of these are single-family, with yards sized for low landscape maintenance, and a private fenced area in back.
