Lakewood’s Aardex Corp. is developing a $40 million speculative building at the Denver West office park in Jefferson County.

A speculative building is one undertaken without a lease commitment from a prime tenant or tenants.

Aardex has had a significant amount of interest from potential tenants for the proposed 185,000-square-foot building, said Ben Weeks, president of the firm.

“We believe we’ve got a niche on the west side in that there have been no new buildings built in the last 15 to 20 years,” Weeks said.

The timing is right because many businesses on the western side of the Denver area have outgrown their space and set up smaller satellite offices, Weeks said.

The new building, called Signature Centre, could offer the opportunity for some to bring their operations back together, he said.

The building was designed by internationally known architect Binh Vinh, who recently joined Aardex as principal and vice president of design.

Aardex, which will occupy 25,000 square feet, plans to break ground in January.

“Given the amount of interest we have right now, we’re pursuing as if we have everything under contract,” Weeks said.
