Digging in: SCB Construction has broken ground on a duplex project near West 53rd Avenue west of Wadsworth Boulevard in Arvada.

The six 2,489-square-foot duplexes have three bedrooms, 2 1/2 baths and two-car attached garages.

The units are being offered at a presale price of $269,900 until May 31. Mary Cates of Unique Homes Metro Brokers is marketing the project, expected to be finished by early fall.

On course: Lennar Homes has opened its first model homes at Heritage Todd Creek, northern metro Denver’s active-adult country-club community.

The gated community, north of E-470 along Colorado 7, features an 18-hole Arthur Hills-designed golf course. The 30,000-square-foot clubhouse features restaurants, a pro shop, a fitness center, indoor/outdoor pools, tennis courts and a social director.

Full value of the 700-acre, 1,374-home community will be about $550 million, with build-out by 2012.

Clearing the way: Demolition of the former Rocky Mountain United Methodist Church administration offices is clearing the way for Observatory Place.

The project, a 75-unit luxury-condominium development at South University Boulevard and East Evans Avenue, is being developed by Allen Anderson and Dan McCoy of Observatory Place LLC. Units range from 936 to 1,879 square feet and are priced from $197,500 to $750,000.

University of Denver faculty, staff and alumni took advantage of introductory pricing to make sale commitments on about 65 percent of the units.

Observatory Place is scheduled to be completed in August 2007.

Marine museum: Five years after the start of construction, a Denver architecture firm will unveil the National Museum of the Marine Corps in Quantico, Va., in November.

Fentress Bradburn Architects designed the $42 million museum.

Fentress Bradburn has designed more than 34 million square feet of public space valued at more than $5 billion. Projects have included the National Museum of Wildlife Art in Jackson, Wyo., the renovation and expansion of the Museum of Science in Boston and the Draper Museum of Natural History in Cody, Wyo.
