
A former airplane-parts manufacturing facility near Westminster is being cleaned up for a housing development.
Carma Colorado Inc. plans to build up to 1,200 residential units that will include a mix of multifamily homes, townhomes and small-lot single- family homes, said Mike Partheymuller, a Carma vice president. Prices will range from $270,000 to $375,000.
The 144-acre development, on West 70th Avenue in unincorporated Adams County, also will include a retail component. Other projects Carma has developed include Talon’s Reach in Aurora and Brighton Crossing in Brighton.
The land will be annexed and rezoned by the city of Westminster. Carma, a subsidiary of Canada-based Brookfield Properties Corp., will buy the property from Hamilton Sundstrand, a Connecticut-based manufacturing firm that operated the facility from 1955 to 2004.
The city of Westminster is interested in acquiring an additional 44 acres of the property for recreational purposes after cleanup is complete.
Hamilton Sundstrand employed 300 people when it announced plans to close the facility, where it made components for jet-engine controls, said Dan Coulom, a company spokesman.
Arcadis, an international firm with its U.S. headquarters in Highlands Ranch, will be responsible for environmental remediation and fulfilling the requirements of regulatory agencies.
Cleaning the surface of the property will take about a year; cleaning the groundwater will take five years, said Shannon McDonald, a spokeswoman for Arcadis.
