Copper Mountain will soon be home to a dozen luxury townhouses.

Playground Destination Properties Inc., an Intrawest company, plans to build Union Creek Townhomes West on the western edge of the resort adjacent to West Ten Mile Creek. The townhomes will have fully enclosed gated private yards, private two-car garages, outdoor terraces with hot tubs, hardwood floors and stone fireplaces.

Prices for the 2,000- to 2,700-square- foot units range from $1.1 million to $1.6 million.

The company is still seeking a contractor and will start construction on the $16 million project in late summer or next spring. Playground plans to build a second $16 million phase of 30 condos and townhomes next year.

“Summit County has seen a high demand for high-end luxury product,” said John Wheatley, director of development for Intrawest Placemaking. “This has many of the amenities you’re seeing at Vail but at a much more economical price. Copper is still attainable.”

In Vail, a $1.3 million house with views would be scraped off to make way for a $10 million home, said Bill Reetz, an agent with Re/Max Properties of the Summit in Dillon.

Reetz said a market is emerging for upper-end real estate in Summit County, but the demand isn’t nearly as strong as in Vail or Beaver Creek.

“There is an excellent chance that Copper can pull that off,” Reetz said. “The people at Intrawest are no fools.”

The project comes on the heels of an announcement that Copper Mountain will be home to the first Hard Rock Hotel at a mountain resort.

Plans call for a four-star condo-hotel, with 320 residences, a spa, a multilevel indoor/outdoor swimming pool, a restaurant and multiple bars.

Intrawest still is awaiting approval for the project.
