A Colorado Springs developer is planning a $175 million project that will include offices, shops, restaurants and a boutique hotel at 1601 Wewatta St.

Sunshine Development, headed by Jannie Richardson, paid Trillium Corp. $16 million for 1.83 acres just north of Union Station.

Plans include a 450,000-square-foot office building, up to 70,000 square feet of shops and restaurants and a 150-room boutique hotel.

Sunshine is expected to form a joint venture with a national development firm on the complex, which will be designed to meet Leadership in Energy and Environmental Design (LEED) gold standards.

Construction could begin as early as first quarter 2009.
