Xcel Energy has narrowed its choices for new space downtown to two buildings — both of which are still on the drawing board — according to people familiar with the company’s plans.

Xcel is considering leasing up to 350,000 square feet in a new building that would be part of the Union Station redevelopment or at another project at 1800 Larimer St.

Landing Xcel would allow the developer of whichever building is chosen to move ahead with construction.

Xcel intends to consolidate its downtown offices into one, said spokesman Mark Stutz, who declined to reveal the company’s choices.

“The options for what we’re looking for in terms of the size and the fact that we want a green, well-rated energy building are limited,” he said. “There’s not a large list out there.”

Barry Dorfman, president of The Staubach Co.-Front Range, is representing Xcel in its search. He declined to comment.

Westfield Development is planning a 22-story, 500,000-square-foot building at 1800 Larimer. Union Station Neighborhood Co. is developing the 19.5 acres surrounding Union Station into shops, restaurants, hotels, offices and residences.

Both buildings would be certified under the U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) program.
