“I feel like this is the epicenter,” says Belinak…who not only lives in Watermark, but will be on hand to sign you up for a Rockies post-season ticket raffle and a look at five flats priced so low that any one of them could have you living here for under $300,000…with an additional $12,000 builder incentive added to the package. Watermark has 15 homes that are well below original prices, some reduced 30% and more.

Belinak will also take you up to Watermark’s 7th floor ‘Sky Garden’ with $2 million infinity pool, for a look west across historic Baker district, a preserve of 19th century homes with quiet streets for walking your dog. “It gives Watermark a permanent, reserved surrounding will always protect the views,” Belinak said, pointing over the trees and rooftops. “You’re living in a green building, but you’re surrounded by historic character that will become more unique with time.”

Part of the ‘green’ sustainability at Watermark is the walk-ability…three blocks to the Mayan Theater with its art film repertoire, to trendy new Sketch Wine Bar across the street, to Beatrice & Woodsley (“It’s one of my hotspots,” says Belinak), to Deluxe and its bar-accompaniment Delight, and the Hornet (jazz club atmosphere, but with food and service surprisingly good, he adds).

Designers will find the allure even more compelling (Denver Design Center is a little further down Broadway). Rocky Mountain PBS is airing a special 6 p.m. Oct. 11 showcasing a Young Designers Challenge that was held at Watermark. Architecture, meanwhile, is by world renowned Curt Fentress, designer of the globe’s most advanced airports and a host of sustainable projects, who wrapped Watermark’s suites and street-level brownstones (from $599,900) around the historic Chittenden Mansion at 4th and Acoma.

That’s a perfect commuter location, adds Laura Levy of Crescent Partners, whether you’re headed downtown, to Cherry Creek, or the Tech Center. And, says Belinak, when you want to be in downtown for fun, cab fare from Watermark into LoDo is less than what the parking is going to cost you. He’ll be on hand to show you the possibilities, including those five super low-priced flats, just west of Broadway at 4th Avenue.
