If you’re somebody who’s followed the story at The Landmark…maybe even came close to buying…this is the day to take another look. With 16 units left in Tower I ranging from 1-bedrooms to a 3-bedroom penthouse, Landmark is going into close-out mode with discounts ranging from $20,000 to $100,000, providing you write it now and close by year end.
What you already know is just how well the new-urban concept has played out at Landmark…the restaurant scene, just outside Tower I’s swanky lobby, an unqualified commercial success. Even on weeknights, places like Ted’s, Jing and Lime draw crowds, often on their way to a night out at Landmark Theaters or Comedy Club. Yanni’s is moving its venue here from Monaco; and Ali Baba has construction underway nearby. There’s more entertainment coming, too…La Cirque, set to bring a dueling pianos act…not far from where Master’s Gallery will move in.
It would be nice if all of this the tavern scene and the lavish condos above them–were still waiting here a few years from now after is everybody expects the market to be better. But that scenario, says Classic New Homes Sales Director Rike Palese, is bound to leave you disappointed.
“If you’re planning on waiting three, four, or five years, it’s not going to be happening,” Palese told me on a quick tour of two Tower I homes still available. “The truth is, you can’t find lenders remotely willing to take on a new project like this today. Once these homes at Landmark are gone, they’ll be nothing that resembles it for years…not in a Greenwood Village location like this.”
We saw No. 711, a 2-bedroom 2-bath suite with a view above Landmark’s private terrace gardens to the mountains; now priced at $517,900 (down from $559,900.) A few floors above, No. 711 is penthouse style, 2-bedroom-plus-den with 2,324 feet. It’s a full $100,000 under its previous price; now $899,900.
Those and 14 others all get the walk-to lifestyle, the lavish common areas; pool/fitness club, wine cellar, art studio, and concierge/valet services dispensed from the 5-star hotel-style lobby. Residents also use amenities next door in Landmark’s Meridian.
There’s financing available, too…under 5% 30-year-fixed on conforming, and under 5% on jumbo ARMS. Take Belleview west from I-25 a block to Quebec, then south a block to Progress. Continue around past the shops; you’ll see special parking for Landmark’s lobby area.
