If you’ve spent the last 15 years living in Arvada, Golden or Applewood, you’re could be facing a dilemma this spring. You’re ready to move on from the bigger place to something nicer, newer and single-level, at a time when prices for luxury condos look great. But you’re worried whether this is a good time to put the old place on the market.
Today you can tour some 2-bedroom/2-bath, ranch condos that will take the risk out of that for you. If you like what you see at West Wood Villas (in the Westwoods area of Arvada, from the $180s), Community Manager Dianne Leary will write a contract with a 45-day contingency to market your old home. April and May are the very best months of the year to do that…but if it doesn’t sell in 45 days, you have the option to pull the sign out of the ground and cancel the deal.
What there’s little doubt about is how you’ll react to these big condos, or their sharp looking neighborhood. “These aren’t some entry level condo,” Leary told me as we looked over a ranch that faces Hyatt Lake (it’s priced now at $287,000, less a $12,000 incentive buyers can take as a discount, or toward closing costs, HOA fees, washer-dryer or whatever. “People are always surprised by the level of finishes.”
That means that in a 1,692-foot two-bedroom-plus-study plan you can tour today (with a 2-car attached garage) you’ll see Maytag stainless appliances, granite tops, maple cabinets with 42-inch uppers, and baths with tile insets and lots of detailing. West Wood Villas is wrapped in trails (Arvada’s Ralston Creek and North Table Mountain are close, and the city’s Broad Lake Park site is adjacent)…so much so that some recent buyers have been young, first-timers taking advantage of this year’s $8,000 first-time tax credit to get a much nicer home.
Chateau Development laid out West Woods around a central park, opening up views to the back ranges from a number of plans available now. How likely is it you’ll find this waiting next spring, when the re-sale market might be better? “We have only 18 left, and when they’re gone, they’re gone,” says Leary, adding that the ground between her final models and Hyatt Lake is designated for expensive custom homes, not more condos. Restaurants are arriving along W. 64th and McIntyre near her models…and prices, she adds, have appreciated right through the project…without one foreclosure.
