With four sales of ranch ‘golf villas’ since fall, Pradera scores with buyers moving near grandkids

What’s the one thing that the four most recent buyers of D.R. Horton’s ranch-patio ‘villas’ at Pradera all have in common? Some were local… some came from out of state…some play golf…but all of them have grandkids in the Denver area. “That buyer loves these plans,” says Joyce Hindman at Pradera Golf Villas, who’ll have the coffee pot on and cookies out today when you come see these…all with finished basement guest rooms and entertaining area as part of the package.

With D.R. running out of home sites on the golf course, this is the weekend when you can see three different ways to join the game at Pradera…one villa priced at only $422,241, another with a walkout facing the sensational view across the tenth green, at $584,990.

That latter is a few doors from Pradera’s model a mile west of Parker Road on Bayou Gulch…or if you come to Pradera via I-25, east on Founders via Crowfoot Valley Rd. D.R. Horton has the drywall in, leaving time for somebody who still wants to pick their own hardwood and cabinets. You can already see the panorama across the bunkers (the work of course designer Jim Engh), to custom homes across the course that cost twice as much, with the mountains beyond.

When that one sells, that will leave just two sites where D.R. can do its duo-style units on the fairway…four total homes. Meanwhile, Hindman notes, you’re also running out of time for homes on non-golf sites…including two you can see, ready to deliver.

That includes an “Amber” plan…big master suite with double-sided fireplace on the main, large study, and two finished guest rooms and a rec center in the basement…served by two more baths. That $422,241 price, Hindman says, would be over $50,000 higher if you were starting that home now from scratch.

You’ll also see a third opportunity that’s right down the middle price-wise: An Onyx plan, $489,929, on a cul-de-sac site beside a parcel of open space, with views across the Club at Pradera. The hickory floors, slab granite and cherry cabinets are included in the price…along with a big patio that has an arbor provided.

You can also talk with residents about how they like the new dining and shopping attractions in Castle Rock and Parker…including Armando’s, Café Monet and Rodney’s. Take Parker Road south past the Parker, 6 miles to Bayou Gulch Road, then west to a left on Raintree.
