With new, energy efficient, family-sized models at very low prices, Oakwood sold 52 homes in April

If you’re reading the papers about how slow the market is nationally, you’ll be amazed that Colorado’s own Oakwood Homes sold 52 homes last month…a better spring tally than the builder had imagined in its goals drawn up last winter. In its flagship neighborhoods at Green Valley Ranch, Oakwood is not only selling better this year than last, but better even than in 2007.

“Oakwood cares about Colorado; it’s our home, too,” president Pat Hamill told his team as they were preparing for the spring season. “We’re not hoping for a great year, we’re making it one.”

That’s what has happened. “We’ve decided that we’re not going to subscribe to the recession,” sales manager Mike Tinlin told me. “We’re listening to our clients and our Realtors, and that’s giving us a flexibility that you can really see in our newest models.”

You’ll get an example of that in any Oakwood community this afternoon…at Green Valley Ranch, the Meadows at Castle Rock, or other locations. After you arrive, you’ll be presented with a “personalized brochure”…one that’ll be created around your own tastes, your needs.

With that flexibility, Oakwood is having no trouble selling against distressed properties on the market. “We’re offering the same pricing as the ‘short sales,’ that you’d need to put another $30,000 into to fix it up,” says Rhett Nelson, community manager for Carson and New Beginnings Collections in The Meadows. Five years ago Nelson was playing football for the Minnesota Vikings; now he’s Oakwood’s top salesperson: best of the year for three years running; tracking ten sales a month on his super affordable New Beginnings.

“I can feel good about encouraging people to look around and see what else matches up,” Nelson adds. Not surprisingly, some of his newest buyers are previous Oakwood home owners, taking advantage of the stronger market to sell homes they bought four years ago, and move up.
