
If you need proof that Denver doesn’t have enough new, affordable homes on the market right now, look at Oakwood at Green Valley Ranch: They’d already sold 100 super-affordable ‘New Beginnings’ homes by Thanksgiving…when buyers suddenly began arriving to see larger Parkwood models on the golf course. Five of those sold over Christmas holidays.
“Buyers in that higher range are now worried prices will be going up if they don’t act,” Gary Newman told me, showing me a super-sized ‘Admiral’ model you can tour today…3,733 feet plus an option for a third-car garage. Right now it’s priced from under $295,000.
As with the New Beginnings sales (you can see that neighborhood, too), the federal tax credit…providing up to $6,500 back even to a buyer who’s owned a home before…is playing a role this year, Newman says. “But it’s also because people are finding that their older homes are selling,” says Oakwood’s Director of Sales, Kristen White, showing me profiles of the buyers reaching for those bigger, better equipped models…coming from neighborhoods in Denver, Golden and Aurora.
The extended tax credit is only good on contracts written by April 30…but that’ll be long after a luxury ranch plan sells (you can see it today, after you grab a slice of pizza) that backs to the 12th fairway and a view across one of the lakes. It has over 2,200 square feet of finished space…and is special priced at $299,000.
Meanwhile, reports show that the metro area’s supply of homes under $250,000 has dropped to only around three months-worth; but Green Valley Ranch, with its new Denver Science & Technology high school on the way, may be further into a ‘seller’s market’ than that. “There’s only a month-and-a-half inventory under $200,000 in all of Green Valley Ranch,” notes White. One buyer of a larger Parkwood model had actually toured just before Thanksgiving, then set out to see if he could find a “short sale” home for an even better buy. “He put in an offer on one place, but the bank hadn’t answered in 45 days,” Newman said. “So he came back and bought a ‘Turner’ with three bedrooms plus a bonus room.”
