Sheffield’s Greg Ressler shows off a 3-bedroom 2-story with large main-floor study, two homework areas, and a 3-car garage, close to Arvada’s Ralston Valley High School.
In Arvada, as elsewhere, the price range over $500,000 is not only where it’s hardest to sell a home now…but also where the biggest opportunities may be. One of Arvada’s oldest and most respected builders knows exactly what that dynamic is about, and wants to sell two attractive inventory homes today…and is willing to put them in range of the better financing options that buyers have at lower prices.
At Sheffield Homes’ Pioneer Ridge, near new Ralston Valley High School (so popular that its outside enrollments are already gone) Sheffield has a “Prospect” plan, just short of 3,000 feet finished, plus a day-lighted basement, big deck and 3-car garage. Flanking two kids’ bedrooms and their Jack-n-Jill bath is a homework area that has built-ins, perfect for the academic load that comes with the location.
There’s a big loft space beyond, suitable for another homework station, in case you have kids that don’t share well. The bedroom of one, by the way, looks out across Arvada’s 20-acre Pioneer Ballfields complex…and beyond to where the city has a new rec center slated.
The home is priced at $655,000…but today, sales rep Wayne Hopkins will discuss ANY reasonable offer. “The main thing is, you have to be able to close,” says Sheffield’s Greg Ressler, who has been part of Sheffield’s long history creating some of Arvada’s most attractive neighborhoods. “This buyer is somebody who already knows Sheffield, knows the quality we put into a home, and that they won’t come away shortchanged on anything.”
That includes the finishes on this Prospect plan: Gorgeous master suite, handsomely appointed kitchen with granite, nice cabinets and hardwood floors, and plenty of subtle details, including large upstairs laundry room, and a coat closet by the back door.
Sheffield also builds its wide-open 3-bedroom ranch plans here…and has one of those on the same deal, today. The “Mountain Vista” is at $630,000, but Hopkins is looking for offers. It has a 3-car garage, day-lighted basement and is loaded with decorator features.
If you have more time, you can see sites at Pioneer Ridge where you could have an incredible Pikes-to-Evans view (at $50,000 off right now)…or talk with Sheffield about doing one of these on your own site. Take Simms north from 80th to W. 82nd and turn west past the park.
