CARBONDALE — A downtown zone-district amendment that would allow for taller buildings and more residential units in certain instances earned approval from Carbondale trustees last week.
The town council voted 4-3 in favor of the so-called overlay zone district, allowing more flexibility for development within Carbondale’s Historic Commercial Core (HCC) zone.
Although the overlay district would not do away with the existing HCC zone regulations, it does allow a process for developers to exceed the 35-foot building height limit and build more residential units when deemed appropriate by the town.
The new provisions would allow for additional building height up to 42 feet. However, a “step-back” would be required for the upper level in an attempt to avoid having a 42-foot-tall wall looming directly over public streets.
