Mercy Housing plans to break ground in January on an $11.5 million affordable- apartment community in Stapleton.
Bluff Lake Apartment Homes, designed by KTGY Group Inc., will include 92 apartments available to families earning between 30 percent and 50 percent of the area median income. The area median income for a family of four is $75,900.
The complex, located on 2.33 acres at the intersection of East 31st Avenue and Han over Street, will feature a community room for resident meetings, after-school programs and day-care services; a computer lab; a fully equipped kitchen; a playground; and laundry facilities. An additional 3,000- square-foot building will be used for community functions for the surrounding neighborhood.
The apartments will include 36 one-, 46 two- and 10 three-bedroom units, half of which will be dedicated to helping families in transition as part of Denver’s Road Home initiative to end homelessness.
Rent for the units, ranging from 401 square feet to 1,261 square feet, is expected to range from $400 to $950 a month, based on family size and income level.
The project’s environmentally friendly features include Energy Star-rated appliances, energy-efficient lighting and water-saving fixtures.
