As Landmark makes a transition, buyers can take an array of incentives on contracts written by month’s end

Watching real estate is always the same story; nobody gets a crystal ball; only the past as prologue. And that prologue is what you have to work with today as The Landmark – two dramatic residential buildings surrounded by successful shops, theaters and restaurants — offers some incentives to buyers who sign a contract before Aug. 31.

When you drive into Greenwood Village for the tour, you’ll see the past around you. In 1970, even the freeway was on the drawing board; but the Denver Tech Center area took shape as a counterpoint to downtown Denver…a satellite city that eventually would lure more employment than downtown itself had. Nice neighborhoods filled in the spaces over to Cherry Hills Village; followed by premium shopping and Light Rail. If you’d raised a family here, this is where you wanted to stay, after the old house and lot began looking too big.

Now Landmark is passing a transition point from developer to lender ownership. Landmark’s sales team is on site, 11-5, ready to show you remaining units in The Landmark and its sister tower, The Meridian, and some accompanying August incentives: Buy a residence now and Landmark will give you $30,000 for customized finishes; they’ll pay your HOA fee for a year; show you both conventional and jumbo financing at amazingly small digits; and will even offer a contingency on the sale of your old place in Cherry Hills or Greenwood Village.

So, what can you view from this moment, looking ahead five years? Sales people say that you’re very unlikely to see any new Landmark-type projects popping up with this kind of location. Developers are unlikely to take on such a project, regardless of how quickly the recovery moves into Colorado.

Meanwhile, they’ll take you up to Landmark’s 12th floor for a view south to Pikes Peak and the Rampart Range from a 2,000-foot penthouse with three bedrooms and two-and-a-half baths (it’s priced at $989,900, not counting the special incentives)…and then down to the fifth floor, to a 1-bedroom at 925 feet, looking down at the pool, only $324,900. Needless to say, you’ll see all of the goodies that residents have waiting for them downstairs, while their cars stay parked: Ted’s, Jing and Lime, Landmark Theaters and Comedy Club…now joined by Ali Baba and new Chez Cirque dueling piano bar.

Take Belleview west from I-25 a block to Quebec, then south a block to Berry, turn east to Landmark Place and follow the signs.
