You couldn’t get a tougher audience of first-time buyers than a couple that walked in on sales agent Curtis Allan last month, to see Lennar Homes’ new Café Collection at Adonea, east of Gun Club on Sixth in Aurora. Both were IT engineers, and ran an analysis of Lennar’s homes against every affordable builder in the area. Today you can come see what they ended up buying, get fresh baked cookies, and take a free home-entertainment package with your purchase that’s icing on the cake.
You’ll also see Aurora’s new Vista PEAK flagship P-thru-12 campus taking shape — a ten minute walk from Lennar’s homes…to feature the new Educational Pathway curriculum. “You can check every aspect of these against any other builder,” Allan told me. “Check the school, check lot size, check the set-backs, the siding and full appliances.”
…And check the quality of the architecture. Lennar has always steered clear of the box-like look, with trademark full masonry wrap on the outside, longer driveways, more detailing on the backs and sides of homes. You’ll see all of that on these four Café models (one is a ranch plan, and all have larger lots and wider space between homes).
Yet prices are from $179,900. At today’s rates (Lennar offers one 30-year program at 10% down at only 3.75%, 4.11 APR), you’ll find monthly payments as low as $875 a month, plus tax and insurance…lower payments to own a single-family home than you may be paying to rent. That was the case last month for another couple that walked in and told Lennar’s Karla Knapp and Audrey Aylor that they “probably couldn’t afford to buy.” Knapp showed them CHFA no-down payment financing with a “silent second,” that has them buying a Café design just blocks from that new Aurora school.
Included with the “Cappuccino” 3-bedroom, 2-1/2 bath model they chose are stainless kitchen appliances (even fridge), washer-dryer Corian counters, maple cabinets; AC; Power-Smart energy features including 2×6 walls; full landscaping/fencing; and community park, trails and pool that go well beyond what other areas offer. Buy now and take the free entertainment system with flat-screen TV, surround-sound wiring, receiver and subwoofer.
“All you’re going to need to start living here is a bed and a lawn mower,” Allan adds. Knapp, Aylor and he will show you the Café models, plus Lennar’s larger Inaugural series, and some new sites in Cross Creek even closer to the school. From Aurora, take Jewell east past 470 to Gun Club, north to Sixth Avenue Parkway, and then east. Lennar’s new models are two miles east on Sixth, to Little River.
