With walkout ranch plans, Shea offers a chance to stay in Highlands Ranch, in a lavish, Tuscan-style enclave

Highlands Ranch (30 years old next year!) is so popular with residents that even in a market like this, homes tend to hold value as new families hear about the parks, the open space and rec centers. Today you can come see a Tuscan-style enclave that’ll look good to anybody arriving from outside…but even better if you happen to be somebody who wants to stay in Highlands Ranch when you’re ready to give up mowing your lawn.

Shea Homes created Tresana right at the community’s center off University at Highlands Ranch Parkway — between the Sand Creek trail, and popular shopping at King Soopers and Whole Foods. Tresana’s site slopes west toward the open space, giving Shea a chance to offer something that buyers are seriously looking for: single-level living, including big ranches on walk-out sites that have west views.

“It’s the simplified lifestyle that everybody’s looking for,” says RE/MAX Professionals agent Lynne Matsunaka. She and her husband gave up their Highlands Ranch single-family home last year, for a ranch in Tresana. “It’s super quiet,” she adds, “and attracts lots of nice people.”

Around the bend, Shea sales agent LeAnn Peralta will show Tresana’s Italian village-like streetscape…a beautiful pool and spa area overlooking the open space, and other ‘outdoor living’ amenities including fireplace and barbecue pavilion. “People love it for the architecture,” Peralta told me as we toured a wide-open ‘Canella’ main-floor master suite model — big gallery-style family room that spills onto a deck overlooking the park, with a master under high ceilings, a wine closet on a landing that leads to the walk-out level, and 3-car garage.

You can tour that plan in the Essenza Collection (from the high $3s) along with a few homes that can deliver soon (including a ranch). Peralta will also show you Montage Series attached homes from the low $3s, and Tapestry townhomes/flats from the mid-$2s. Every series has a few ready now, and everything, even the townhomes, have at least a 2-car garage.

Residents have restaurants/convenience shopping steps from the neighborhood and are right across the Parkway from Starbucks, Panera, more shops and dining. They’ve also started a dozen clubs — hiking, wine, movies and more. “This is a chance to see some homes that can deliver soon, at a time when both prices and interest rates are ideal, and when you can still choose a great site,” Peralta adds. To see Tresana’s models, from C-470 take University south 1.5 mi. to Highlands Ranch Parkway and turn west to Viaggio Way.
