Up among this weekend’s chromatic spectacle of aspen trees around Central City, the four couples who’ve bought new townhomes at Prospectors Run over the past two months all had one thing in common: “They’re locking themselves in a long-term retirement concept, in a place that’s fun to be,” says builder Bob Patterson. “Some like the gambling and others prefer the scenery and the history; but they’re all preparing for their future and they want to control their costs.”

Today Patterson and wife Rita Lee will show you four ways to do that: four floor plans that could have you living a low-maintenance lifestyle, with premium kitchen/bath finishes and lots of entertaining space for visiting kids and guests. You’ll enjoy a football buffet in their furnished model; tour one remaining unsold move-in ready home (complete with contemporary furnishings and accessorized!) at $226,500; and see where Patterson is set to start four more for spring, all backing to a view of the aspens on BLM open space, from $225,000.

Of course, you’ll drive by trails into the mining towns of the gold country, and a city/county-restricted reservoir where residents pull out rainbows in the 18-inch range. Down Eureka Street past the Opera House, you’ll see Central City repositioning itself with respect to high-profile gaming down in Black Hawk: new, medium-sized casinos like Johnny Z’s (voted ‘Best Casino’ in the Channel 7 poll), a new owner for Fortune Valley casino, and a remake taking shape for the town’s historic street front.

Prospectors Run’s four routes to this include two very affordable Sunlight designs, from $225,000 — 1,362 feet plus 2-car garage and big patios facing the trees; also, a 2,166-foot Lincoln plan at $325,000, including lavish master and two other bedrooms, 2-car garage, spa tub, and a walk-out level. Those are each on track for spring delivery.

The final route is an ‘Oxford’ design — driven by buyer request. Its 1,721 feet interior has daylight from three sides, and three large bedrooms, each with private bath. Patterson designed the staircase straight, thinking ahead to somebody who may want to add a chair lift someday. One of those is the home ready now; another is set for spring.

Along with this fall’s super-low interest rates, Prospectors Run has something else that helps control costs: property taxes currently running about $650/year. Ask about a $5,000 option allowance on any of those four homes for spring delivery. Prospectors Run is 40 minutes from Denver; from I-70 take Central City Parkway through Central City (Spring St.) to Eureka, turn left, watch for yellow signs.
