In Littleton’s upbeat downtown, luxury ranch-style lofts switch over to rentals, a block from five-star dining

It all sounds like Cherry Creek…except that bar and restaurant owners in historic downtown Littleton say that, these days, Old Town Littleton is more fun than Cherry Creek. “In Cherry Creek, they want to roll up the streets at nine,” says Jayne Barth, who runs Kate’s Wine Bar at Main and Nevada, where a Cheers-like crowd kibitzes over blues music into the wee hours…a block from where you can be first-in on some large, luxurious rental flats, a short walk from the fun.

Today at Nevada Place, just north of W. Main on Nevada, you can dig into light hors d’oeuvres and tour 31 bright flats — all either two-bedroom suites, 2-plus-study or one-plus-study, including two larger than 1,800 feet. Every one of those residents can leave their cars in designated underground parking while they walk a block to Opus 5-star dining (wrapping up its busiest summer in two years), Abe’s Café, JaJa Bistro, new Melvin’s…or three blocks to Melting Pot, the old Town Hall theater, and Littleton’s classic train station, now a Light Rail stop connecting to more fun in downtown Denver.

Nevada Place’s flats were originally designed as luxury condos, not rentals. “We noticed we were getting lots of requests about renting,” says Keith Miller, marketing director for the project, who was well into selling these when the decision was made to switch gears to leasing. The result is some distinctly non-rental quality: nine or 10-foot ceilings, slab granite tops and solid maple cabinets, bronze door hardware, hewn wood floors, Heatilator fireplaces, and low-e windows…that open to big, private patios and decks (one is 40 feet across), dining-sized and plumbed for gas grills.

“This is a chance to try a luxurious single-level lifestyle in a fun neighborhood, with the anticipation that someday you may have an opportunity to buy,” says Anna Boyer of Colorado Association Services, rental property management specialists who will show you around Nevada Place. Although for-sale units are a ways off, the dining and shopping in downtown Littleton are already in comeback mode. “It’s turned around,” says Jayne Barth at Kate’s. “People come in on Light Rail and love the charm; it has a genuine night life.”

Just as with Littleton’s downtown entertainment, Nevada Place offers pricing well below Cherry Creek’s — from $1,495/month on 18-to-24-month leases.
