“It’s so close to things, but it feels like it’s out in the country,” said a buyer, with kids in tow, getting ready to tour Lennar Homes’ Rocking Horse models, suspended in the rolling countryside of Douglas County midway between Southlands mall and the town of Parker.
“That’s what everybody says,” commented Rod Kechter, who along with Maher Asfar will show you Lennar’s Pembroke 5-bedroom plan at Rocking Horse today, a mile south of E-470 on Gartrell Road. “We’re surrounded on all sides either by low-density ranch properties or open space.” Adding to the effect are some northern licks of the Black Forest, cresting the view-swept ridgelines with ponderosa pines.
With 470 two minutes away (quick commutes to DTC or DIA), Rocking Horse blends some attractions of both Parker and Aurora (kids attend Douglas County schools, but live in the City of Aurora — slightly lower tax and water rates, matched with the very lowest cost-per-foot Lennar offers for its Heartland Series homes, in the Denver area.
Not surprisingly, this is Lennar’s top seller last year – 33 sales, not counting another six sold in frosty January and February. Numbers of families are coming out of Parker proper — wanting to keep the schools while adding elbow room, indoors and out. (Lennar has a “Hometown Heroes” discount that knocks off 1% for families with teachers, police, firefighters or similar jobs).
But that’s not the only buyer looking at this countrified setting (in addition to the open space and trails, there’s a park with tennis courts, Western fort-styled playground, and an in-line hockey rink). Recent purchasers have included families coming from out-of-state; and, believe it or not, a few couples from Lennar’s Heritage Eagle Bend 55-and-older community, who want its public golf course, but are opting for more of an open, family-styled environment.
You’ll see a Springfield ranch model with special appeal to that buyer (one like it that can deliver in April, $359,900 with incentive), along with the big-family Pembroke and several homes set for spring move-in – all on walk-outs, all with Rocking Horse’s standard full basement and 3-car garage. In those models, you’ll get Lennar’s no-nonsense approach to special finishes – an extra $16,500 buys ALL the upgrades – slab granite, tumbled stone backsplashes, wrought-iron balustrades, added hardwood floors, and stainless appliances (the chocolate chip cookies are free today). From 470 take Gartrell south to Rockinghorse; or from Parker take Lincoln east to Pine, then north to Inspiration and east two miles.
