At Belle Creek, Oakwood tallies 8 sales in two months on its large, new-urban homes in ‘Pleasantville’; pizza today

Wendy Garfio and husband Amadeo had been shopping resale homes for months, wanting out of their Thornton apartment, when on a lark they went back to a new community that looked too expensive when they first got married. Today you’ll get the same surprise they did (plus pizza for the family) when you tour Belle Creek, 20 minutes north of downtown on U.S. 85 at 104th in Henderson. Oakwood Homes has come into Belle Creek with a new series of large, urban-styled single-family plans that brought prices down — a deal the Garfios found too good to pass up.

“This is like Pleasantville out here,” says Oakwood’s Alicia Poncher, who showed me the attractive blocks where Oakwood is building its Geneva Square series, on choice sites between homes done by another builder. “You see people sitting on their porches, in the parks, out walking. It’s an affordable version of Denver’s big, new urban communities where everything is walking distance.”

All of this worked for the Garfios, who make daily trips to Belle Creek to watch their ‘Iris’ plan (from just $179,900) rising across from a park. “Our agent was telling us to think about homes already up; but my brother-in-law has owned two Oakwoods,” she adds. “I love the charter school. I said, ‘Let’s do this,’ it just felt right.”

Garfio twice timed the drive to the downtown law firm where she works…15-to-20 minutes during non-rush. And she’s enjoyed something that you’ll get, too — a ‘Dream Home Extravaganza’ from Oakwood that provides full-yard landscaping/fencing, window shades, fridge, a 10×10 stamped patio (in addition to a covered front porch) and $5,000 toward closing costs. That doesn’t count Oakwood’s offer to guarantee your energy bill for two years of ownership based on savings that even its least expensive home will deliver.

Both offers are good on new starts like Garfios’ or on four homes Oakwood already has underway – such as a ‘Begonia’ 3-bedroom-plus-bonus room, 1,894 feet, with stainless appliances, butler’s pantry, a deck off the great room, and spa bath, for $248,000. Oakwood’s Levi Rose (he lives in Belle Creek) will show you each; but by all means drive around and see the neighborhoods, the K-8 charter school, the rec center, parks and trail…even a small grocery you can walk to.

FHA financing for the lowest priced plan starts from $1,278/month 30-year-fixed, PITI, on a 3-1/2% down. The pre-sale center (with pizza) is just north of 104th on Belle Creek Blvd. From I-25 or I-270, take I-76 north 5 miles, angle left on 85 and turn left at 104th; or from Thornton, take 104th west past Colorado, 3 mi. to Belle Creek.
