Few buyers do a more thorough search of the downtown condo market than oil-and-gas engineer Kim Legg did this spring: She hired a Realtor and saw virtually every project – the big glass towers, the Golden Triangle, and lofts around Ballpark. Today you can come see where her opinion finally settled (and chew on some designer cupcakes from Mulberries Cake Shop) while you tour One Lincoln Park, on Broadway two blocks from the Brown Palace Hotel.
“I had my eye on it since it broke ground; I love the architecture,” says Legg, who walks to work on 17th Street from One Lincoln Park, where her 22nd floor condo has a protected deck that looks toward City Park on one side, downtown skyscrapers on the other. “Everything pales in comparison, especially construction-wise,” she says. “Others have the price point, but people get what they’re paying for.” Primary on those concerns was privacy of individual homes. “You get off the elevator (in other buildings) and it feels like a hotel. That was a big deal to me; I wanted to feel it’s my private residence.”
In addition to personal-scaled elevator foyers (only 2-to-5 homes per) all homes have access to One Lincoln’s outdoor infinity pool and other year-round amenities in the ‘Owners Club’ – along with Light Rail. “I’m not only getting the best quality,” adds Legg. “I’m keeping my investment and resale value at the forefront.” New pricing at One Lincoln Park (you can see remaining 2-bedroom/2-bath and larger homes from $437,000) made that more attainable yet.
In addition to the finished models, today Janine O’Neill and other sales reps will show you No. 1524 – a 1,410-foot two-bedroom on the 15th floor, with an office nook, and a deeded parking space, reduced to $444,900 if you contract on it this week. “That’s $315-a-foot, a great price for downtown,” says sales director Deborah Green. Included are granite and stainless in the kitchen with gas range, and nice finishes in both suite-style bedrooms, with tile-floors and a large seated shower in the master bath. Meanwhile, the size and value grow greater in larger 2-bedrooms and remaining penthouse-style units (two have sold in the past two months – each of which had been left as a shell for just such discriminating buyer, wanting to choose every finish).
“I love the demographic and I like the location,” adds Legg. “It’s just enough off the fringe of the downtown mall that you get away from the traffic, but still have all the convenience.” To reach for today’s tour, two blocks north of the Brown Palace, take Lincoln north into downtown to 20th and watch for the corner welcome center.
