A low-cost alternative for a single-family patio ranch has homebuyers asking “What’s the catch?” at Vista Ridge

Chartered Homes has three reasons why you should come see its low-priced single-family patio ranches today at Vista Ridge, near the Colorado National Golf Club course – even if you’re one of many buyers who have been looking at ranches for years without pulling the trigger. Reason one: Prices start from $229,995 — single-family, not attached – well below those at large ranch-oriented communities nearby.

Latitude at Vista Ridge, Chartered Homes’ enclave, not only delivers a ranch at a low price; it also provides landscape maintenance and snow removal at a very workable cost – something that’s often a deal-killer at other areas. “These are people who want to play,” said Latitude sales rep Nick Dembeck, showing off the low-maintenance streetscape. “We’ve sold to people who spend three months a year in Arizona, and they don’t want to worry about leaving their place here.”

At Latitude, on even a larger ranch plan ($242,500 gets a 2,021-foot ranch with finished basement space and 2-car garage) residents currently pay only $125/month for landscape, trash, and snow removal. Vista Ridge HOA dues for parks and pool-tennis centers is included.

The third factor is Latitude’s setting, looking west across the Jay Morrish-designed championship course – well respected as a scenic, challenging round of golf at a reasonable price. Latitude is not 55-and-older restricted, something Dembeck says his buyers prefer … and that attracts some families that don’t fit the empty nest profile, but still like the low-maintenance and the enclave-style neighborhood design. Local schools weigh in to keep some younger buyers in the mix.

Younger or older, Dembeck says that his buyers have done their homework before they arrive, having visited other ranch neighborhoods. “They say, ‘Wow,’ he adds. “And when they find out the maintenance and HOA is $125 a month, they ask, ‘What’s the catch?'”

Buy a home today and Chartered will pay your HOA maintenance fee for the first year of ownership … and if you’re worried about selling your older place, Dembeck and partner Dave Rosenberg will describe a list-assist program to keep your listing cost down. Ask, as well, about nine choice golf-course view sites (you could be on the course, with a view over the bunkers to a panorama of Front Range Peaks, for as little as $254,995)… and about buying the actual models you’ll tour (from $259,995). To reach Latitude, take I-25 north from 120th, seven miles to Highway 7; then west to Vista Ridge’s entry at Mountain View. Or from central Boulder, take Baseline east 13 miles.
