In Southeast Aurora, a custom builder re-launches some large, affordably priced townhomes with nice finishes

Five years ago homebuilder Chris Sublette of Ryan Homes was building a trendy LoDo loft project two blocks from Coors Field. Now he’s doing well in a very different market, building one-at-a-time custom homes in areas like Cory Merrill and Platt Park – and some affordably priced townhomes with creative spaces and nice finishes that you can tour today, Hampden and Picadilly in Southeast Aurora, an area that hasn’t seen new townhouse-type offerings for quite a while.

“This is a neighborhood that hasn’t seen new, affordable home designs for three years,” says Sublette, who picked up the site at BristleCone at Tallgrass after a national builder left the affordable market. In the time lapse, he adds, people’s families grow, kids leave home, grandparents move back to be closer to kids. “And when people do need to move, they have high expectations; they want creative spaces and some sex appeal. They want to show off their finishes when they entertain.”

You can tour three models today – all from the $190s, all of them available for quick move-in – all within minutes of three Cherry Creek Schools, anchored by Eagle Crest High School, a mile south. Ryan Homes has designed each of them with large kitchens that have stainless appliances (fridge included) and granite tops; nice gas fireplaces in tile surrounds, exceptionally large master bedroom suites with five piece baths with walk-in showers and oval tub; upstairs laundry rooms; and large second bedrooms, each with an en-suite bath that has its own granite tops – some pretty much a second master suite.

You’ll also see Sublette’s experience as a custom builder (the company has built well over 100 homes in Denver in-fill areas). Each of these three plans is totally different – one of them a great-room-type main floor with 2-story-high ceiling and overlooks from the bedroom level; another oriented around an outdoor courtyard patio.

Ryan Homes built this first group of four townhomes with three 2-stories you can see today, and a single ranch plan. When buyers got their first look at the ranch model a few weeks back, three offers came in rapidly and it sold, according to Lee Richardson, Ryan sales director.

That has Sublette thinking that there should definitely be ranches included when he starts his next Bristlecone units on nearby sites – something you can ask Richardson about today. He’ll have coffee on and cookies, with these three very individual models to tour, just south of E. Hampden Avenue on Picadilly, then two blocks to Perth.
