Low-maintenance ranches with amenities, at prices so low that they temp younger buyers away from condos or renting

It’s no surprise that Latitude at Vista Ridge, with patio ranches in a golf community priced from as low as $229,995, gets most of its buyers from the 55-and-older set – people wanting main-floor living, a fenced yard, 2-car garage and no maintenance. But Latitude’s ranches aren’t restricted 55-and older and sales rep Nick Dembeck will show you good reasons why younger professionals, with busy lifestyles and no time to shovel snow,should be taking a look at Latitude.

…Starting with location. “This is a place where people have good access to Boulder as well as Denver, and that’s attracting high quality shopping centers with good restaurants, and new condos and apartments,” Dembeck said. “But at today’s interest rates, why would a buyer settle for a condo, townhome or apartment when they could get the same low-maintenance lifestyle in a real single-family home, with more room, no attached walls, a real garage, and a fenced yard?”

“With the tax benefits of owning and with rents going up around Denver,” he added, “a monthly payment to own is going to look very favorable compared to renting.”

At Vista Ridge, residents also get a complement of country club amenities that sound expensive – including Jay Morrish-designed Colorado National Golf Club, chosen as home course for teams at the University of Colorado. It has a nice clubhouse with bar and grille, fitness center and tennis, walking distance by trail for Latitude residents. Clubhouse, along with Vista Ridge’s trails, parks, and two neighborhood pool-and-tennis centers, are all included in Vista Ridge’s very low HOA dues; and the golf course has rounds starting under $30.

Meanwhile, Latitude’s ranches come fenced and landscaped, and get a landscape maintenance package that includes trash and snow removal, at prices that sound like some other era: Even a large ranch ($244,995 buys a 2,021-foot ranch including finished basement and 2-car garage) you’ll currently pay only $125/month for all of those services including Vista Ridge’s recreational amenities…and if you contract on a home ready for delivery, builder Chartered Homes will pick up the first year’s HOA and maintenance, free.

“That’s the kind of situation that works great for older buyers, but could be attractive to a younger one, too,” says Dembeck. In addition to Vista Ridge’s parks and trails, residents here have great access to Boulder’s amazing trail system; and they’re only 20 minutes from Coors Field, LoDo and other downtown Denver attractions.

Dembeck and partner Dave Rosenberg will also show you nine choice lots Chartered Homes has that back directly to fairways 9, 10 and 11 – probably the best golf/mountain views that will ever be offered at Vista Ridge. At Latitude’s prices, you could be on the course, with a view over the bunkers to a panorama of Front Range Peaks, for as little as $249,995. Chartered offers lots of flexibility on modifications – and on these sites, a purchaser could create something very customized.

The pair can show you four homes that will deliver right away – including a 3-bedroom-plus-study, 3-bath ranch at $306,000, with wood floors and granite tops, 2,900 feet including finished basement space, plus 2-car garage. Or at $244,000, you can move into a 1,700-foot ranch with the same floor plan as Latitude’s furnished model.

“Whether you can move right away, or you have time to plan out a customized version of one of our ranches, you should be talking with us now,” says Dembeck. To reach Latitude, take I-25 north from 120th, seven miles to Highway 7; then west to Vista Ridge’s entry at Mountain View. Or from central Boulder, take Baseline east 13 miles.
