
A contentious proposal to add a third story on an east Pearl Street building in downtown Boulder faces its final hurdle toward approval Tuesday night.
The City Council will have the option to call up a site review application to make a third-floor addition to 1600 Pearl St., a building that once housed Borders. The proposed 18,309-square-foot addition would house office space, according to the application from developer J Nold Midyette.
The Boulder Planning Board, in a 4-1 vote, approved the proposed addition on conditions that include removing the awnings and removing the cornice to emphasize a traditional facade compliant with downtown design guidelines.
The project would be the first to take advantage of a newly enacted code change that extends an existing downtown-area density bonus — which allows developers to increase the square-footage of their projects if they include housing units — to office and retail space as well.
