Anybody who follows real estate knows that homes under $300,000 are moving at a faster pace this new year — but what’s news is that builders who do higher-priced luxury homes in attractive master-planned neighborhoods are seeing that better market, too…nobody more so than Oakwood Homes, which has eight sales of its large, premium homes at The Overlook in The Meadows since Jan. 1.
Oakwood’s prices at The Overlook, next to Castle Rock’s popular Clear Sky Elementary School and trail-wrapped Bison Park, start in the $380s – but buyers reaching for those contracts were taking some of the more expensive designs, on premium view sites with walkout basements and designer options, that carried the average higher than that.
“We’re going to see a good, good year, and it’s already started to happen,” says Realtor John Danyliw of Danyliw & Associates, a 42-year veteran who’s brought Oakwood many sales. “People say the timing is right, and if we wait to next year, we’ve missed the boat.”
Oakwood reps Laura Duhot and Andy Brown will point you toward some catered sandwiches in the models, and take you on a preview of a new, luxury ranch that Oakwood is trimming out for a grand opening next month – showing a casual lifestyle with wide-open family spaces, kitchen with eat-in island, and a clever ‘smart space’ upstairs – master suite and secondary bedroom still on the main, but added area up that could be a guest bedroom and/or media room…

With smart space included, finished size of the ranch is 3,592 feet, not counting possibilities for basement finish. “These buyers are very tuned into flexibility and energy efficiency,” Brown said as we toured the models, all with 3-car garage, dramatic kitchens, and sexy bath options like a dual walk-in shower with rain heads. Duhot and Brown will show you walkout lots that are a perfect match for that ranch (it’s from $386,500 – low enough that even a young family could give it a look).
They’ll also tell you about the St. Jude Children’s Research Hospital Dream Home – taking shape across from the models — and a Buy-One Get-One offer Oakwood is doing now: Add on, say, slab granite in the bath, and get a front-load washer dryer free, or a ribbon-flame fireplace, or a 42-inch flat-screen television…plus $3,000 toward design center or closing costs. Be sure to see 370-acre Ridgeline Open Space, right next door, with ten miles of trail. From I-25 at the Factory Stores, take Meadows Parkway west two miles to MorningView, turn left two blocks (past Oakwood’s Carson models) to Foothills Drive, then left to the school.
