Lennar has homes for early move-in in southeast Aurora: Big walk-out ranch, landscaped, loaded with extras, $330,000

Just about the time analysts reported that the inventory of resale homes under $250,000 around Denver had dropped below a 3-month supply, Lennar Homes discovered that it had totally sold out of its new 3- and 4-bedroom homes for early delivery at Sorrel Ranch in Southeast Aurora. Now Lennar – tracking the best first quarter of sales it’s seen in five years – has a batch of eight homes coming on line for spring buyers, all with enhanced masters with 5-piece baths and expanded family-dining-kitchen areas.

You can see those – including two new ranch designs – at Sorrel Ranch, east of Aurora Parkway, north of Southlands Shopping Center. “Even out-of-state buyers here already know about Cherry Creek Schools,” says Greg Hartman, who with Frankie Urban will show you the models, and some cookies and refreshments, walking distance from Buffalo Trail Elementary, and from Sorrel Ranch’s pool and clubhouse.

In this faster-paced market in the lower price ranges, Hartman and Urban also see more buyers who arrive with their older houses already sold – needing to move right away. And that gives an edge to Lennar’s ‘Everything’s Included’ features – the blinds will be installed, the landscaping will be in, fenced front and back. “Your yard will be so done when you move in that you can let the dog outside,” Hartman adds.

That’ll work whether you’re looking for a family sized home (Lennar has a ‘Lincoln’ 4-bedroom, 2,047 feet, on track for delivery soon, $289,000)…or for a ranch. There’s a roomy ‘Harrison’ ranch, 1,862 square feet, with wide-open entertaining areas, on a 120-foot-deep lot that allowed a deck and a walk-out lower level with 9-foot ceilings. It’s priced at $330,000, set for delivery around May. Buy it now, and Lennar will put $5,000 toward your closing costs.

With either home, you’ll find granite counters and upgraded cabinets included…stainless kitchen appliances, plus washer/dryer and fridge. Drywall corners are rounded, blinds are already up for privacy from the first day, the landscape will be going in…and Lennar will include smart-home features by Schlage/Nexia that let you drive your house from your iPad.

“You don’t even need to worry about options,” Hartman notes. “Some builders would charge $100,000 extra to get to this level.” If you have time before needing to move, Urban and Hartman will tell you about walk-out and open space sites at Sorrel Ranch, and about Lennar’s ‘Hometown Heroes’ program that knocks 1% off the price if you’re active Air Force at Buckley; or teaching or working for emergency services. Sorrel Ranch is just north of Southlands; take Smoky Hill east from 470 to Aurora Parkway; turn left a mile to Alexander, and right eight blocks.
