How long will it take the new feeling of confidence infusing Front Range housing markets to reach the mountain ski resorts, where new home prices are way off from their 2007 highs? Actually, you can tour a ski-in/ski-out situation this weekend that’s already sharing that better market – that’s sold well over half of its units since the downturn, and that’s obviously made happy campers of those buyers.

Out of 41 families that have bought condos at Base Camp One in Granby Ranch — beside the lifts at family-friendly SolVista Basin 15 miles beyond Winter Park — not a single one has resold their unit. “Even though we’re now at 64% sold, we’ve had zero resales…zero foreclosures, not even a short sale,” says Greg Finch, president of the U.S. subsidiary of $3 billion-backed Dundee Resort Development, Base Camp One’s developer. “People are very happy with the quality here.”

…Starting with the quality of the ski experience – something you and the kids can try for yourself this weekend, as Dundee treats you to a family day-pass for touring Base Camp One’s homes overlooking the slopes. “You need to come up and see how good this is right now,” Finch adds. “This is the best ski community in Colorado for younger families, it’s all about kids; many of our owners are up here every single weekend.”

Meanwhile, at this moment in time, Base Camp One’s prices for 1-to-3 bedroom homes are still 30% to 40% lower than they were when the project launched; in the $300/square foot range. That includes the 2-bedrooms, sized for families with younger kids. No. 303 is one you can tour today – 1,013 square feet plus a large deck overlooking the base – nice fireplace and kitchen-dining-entertaining area, priced at $299,999. That specific unit, adds Finch, was once over $500,000.

The family that buys that home will be click-in, click-out to SolVista’s three lifts and to terrain parks that add special appeal for kids learning the sport. After the last run, parents watch their kids from their decks, or walk over to the lodge next door to meet friends for drinks at Seven Trails Grille. Meanwhile, they’ll be back up here this summer, using Granby Ranch’s scenic Headwaters golf course (directly adjacent) and a new pool and spa (it’s open now). Buy now, before the lifts close in April, and Dundee will pay your HOA for the first year: master dues, ski passes, a package of foursomes on the course, access to the bike trails and fishing lease along the Fraser River…all included. You can ski-free today if you tour; take U.S. 40 15 miles past Winter Park to Village Road (before the light), then right 2 miles to Granby Ranch’s Mountain Preview Center.
