Taylor Morrison grand-opens a 4-bedroom-plus-loft model, and a rare chance to be in a lakeside, west Arvada setting

Taylor Morrison Homes’ Jennifer Taylor is in an enviable position today: she has a new model grand opening in west Arvada, a town that residents love and rarely want to leave. To make matters even clearer, hers are the only new single-family homes in her mid-priced range within miles – in a setting that has Broad Lake Park on one side, pretty (and private) Hyatt Lake on the other, and views of North Table Mountain and the foothill buttes on sides three and four.

It’s such a nice spot that in advance of the grand opening Taylor took contracts on five homes and reservations on another five, in the month-and-a-half that she’s been on site. Practically ALL of those buyers, no surprise, are moving from the city of Arvada itself; along with a few from nearby Golden. In both areas Realtors are reporting a much brisker market for older resales now — five of Taylor Morrison’s first ten buyers already have their older houses sold.

More than a few of those purchasers are opting for Taylor Morrison’s ‘Lancashire’ ranch plan (you can tour one today that’s within weeks of completion – three bedrooms plus a study, 3-car garage, wide-open kitchen-family area under high ceilings, and enlarged patio that looks south toward Hyatt Lake. It has expanses of hardwood flooring, granite tops, and is at $481,000 – ready for May move-in.

Meanwhile, this is an area served by higher-rated schools – meaning some purchasers are taking advantage of family-sized plans such as the ‘Sterling II’ model you’ll tour – four bedrooms plus study and a loft, over 3,500 square feet finished, priced from around $440,000. Taylor Morrison also builds a 3,051-square-foot ‘Devon’ main-floor master suite design here that can go either four or five bedrooms, still with the standard 3-car garage, priced from $408,990.

All buyers will like the look of the bigger sites (the very smallest is 10,000 feet and some lake-view lots approach one-half acre); as well as the very protected aspect of this enclave wrapped by lakes, well situated for reaching Arvada’s bike trails. Taylor, who was attending an economic development meeting in Broomfield last week, is surprised that some of her buyers to date haven’t been from the Interlocken corridor, who would be delighted at how far a dollar goes here compared to Turnpike areas closer to Boulder. In addition to the standard 3-car garage, ask about Taylor Morrison’s willingness to let you do things your own way. From I-70 take Ward Road north to W. 64th Avenue, then west 1.5 mile, just past Indiana to McIntyre Parkway; and left two blocks to W. 63rd.
