During a spring when builders all over Denver are reporting MUCH more traffic from the 55-and-older crowd wanting low-maintenance living, you can visit a view-swept community in Highlands Ranch today that set that trend; one that came on the market last summer and roared through its first 30 walk-out townhomes overlooking the Highline Canal Trail – just a handful of those left for sale now from the $440s.
But this is the weekend sales open on The Manors at Verona – spacious condos that will all offer single-level living, with attached two-car garages and not a step to climb, anywhere – at prices way below the townhomes, from only $279,600. Only ten condos are being released this weekend; and some buyers have been hovering for months. Nancy and Wil Samuel of Littleton, who have a 3-1/2-month-old grandson named Carter in Highlands Ranch, were closing in on one of the last of the larger ‘Villas’ townhomes available, a ‘Capello’ 2-bedroom, 3-bath ranch that will overlook the tree-lined canal and McLellen Reservoir. “We can’t be too far away from Carter,” said Nancy Samuel, who discovered Verona driving by one day. Husband Wil, who has done the Ride-the-Rockies bike marathon for 14 seasons and routinely bikes down here from the couple’s home near Columbine Country Club, likes the proximity to the 58-mile-long bike trail, as well. Wanting to be close to Highlands Ranch grandkids is something that many buyers at Verona share, according to Greg Fulton of Verona Building Company, who has seen his vision come together now of a Tuscan-styled enclave of luxury residences set against big views of the mountains. “You can really see the village feel this neighborhood will have,” he said. Sales reps Sue Camara and Mark Lifpitz add that buyers like the idea of single-level living that all The Manors homes – elevator served – will deliver; but also like the social aspects of shared interests, engendered by the architecture and community design. Today and this weekend, you can review the four floor plans ranging from 1,240 square feet to over 1,650, enjoy some snacks, and meet some neighbors that are already coming into The Villas. One of The Manors’ lesser expensive is the ‘Leonardo’ 2-bedroom, 2-bath ranch priced from $289,600 at this weekend’s opening, offering a choice of either a ground level position or of second level entry with access to its 2-car oversized garage via elevator. It provides a big island kitchen, an option for a double-sided fireplace between entertaining area and the master, and a large covered patio or a trellised deck. Fulton says that many units will have similar quality views to those the townhomes deliver. Meanwhile, buyers wanting those few remaining walkout townhomes can take a look at a new ‘Donatello’ plan designed for the phase getting under way now. “It will have lots of light,” Fulton said, noting that architects put emphasis on added window area, at a price from around $440,000. Verona’s Villas has a few remaining opportunities for prime end units, with light from three sides, from just under $500,000.
