With the weather alluringly appealing, this is a good day to come see a new home community that offers as much outdoors as it does in – a bigger lot, standard 3-car garage, lots of kid-friendly amenities, and backyards sized to create those lush outdoor-living areas you see in TV ads. But don’t expect Rocking Horse by Lennar to be easy to find.
Close by, yes; but you could drive around looking for months and never trip over Rocking Horse (an Aurora address, but Parker’s schools, including 8-for-10-star Sierra Middle and Chaparral High). The setting, east of 470 at Gartrell and tucked behind Heritage at Eagle Bend golf course, looks like Parker, with Black Forest pines cresting the ridges. Rocking Horse’s current 100 residents have those more countrified surroundings, and share a community park with playground, tennis courts and in-line skating park, plus some trails and open space. Meanwhile, residents get their own outdoor spaces that look invitingly roomy compared to other areas at prices like this (from $334,900). Average lots here are 12,000 square feet; and after you tour the models (a family-sized 5-bedroom and a large ranch) you can see another ranch Lennar has set for spring move-in, 2,353 feet plus full basement and 3-car garage, with a lot that runs 17,000 feet. Rod Kechter, who with Maher Asfar will show you around, says residents take advantage of the space to do things most tract dwellers only dream about (one new arrival has a putting green). All are fenced in ranch rail, allowing landscapes to blend seamlessly into neighbors’, creating an even larger feel. Kechter says the connectivity creates spontaneous relationships that have spawned block movie nights (a blow-up screen on somebody’s front lawn); book-of-the-month clubs and wine klatches. “There’s a lot of community involvement,” he says, adding that Rocking Horse has sold three homes a month since January, many to families who work in DTC or out at Buckley or DIA; and that totals would be even higher if buyers had any idea it was there. You can tour two ranches ready to go; or a ‘Madison’ 5-bedroom-plus-study at $412,100. All have a 3-car garage and a luxury version of Lennar’s ‘Everything’s Included’ package with hardwood in the kitchen/entry, granite tops, stainless appliances, bumped-up cabs, front-yard landscape, window blinds in privacy areas, and smart-home features that let you run lights and security from your iPad.
