The first sign the market had turned at Beacon Point – Lennar’s homes with standard 3-car garages on the south shore of Aurora Reservoir – was when the amenity-wrapped neighborhood began luring high numbers of buyers from out of state. “Families coming into Colorado do the best research on schools, trails and other attractions, and they’re often the first to turn up a value,” says Lennar’s Carrie Kayl Castilian, who counts 28 homes that have sold at Beacon Point since December.
That leaves only 14 remaining chances to be here, walking distance from Beacon Point’s private lakeside pool and rec center (owners currently pay less than $50 a month for the amenities); and almost as close to Aurora’s public beach beside the lake, crossed by an eight-mile trail that wraps its shoreline. Those chances include a number of homes Lennar has underway for earlier delivery – including two that can be ready for April move-in, one of them a ranch plan. According to the latest stats, there’s a 50-50 chance the buyers of those final homes will have out-of-state driver’s licenses. “They arrive already knowing all about the Cherry Creek Schools,” says Fathi Hanish, who volunteers on the side at an elementary where his kids attend. “They also know you can buy more house for the money here.” That includes the ‘Everything’s Included’ features that are standard with Lennar Homes – upgraded to luxury levels on these final homes at Beacon Point: hardwood floors in kitchen, nook, and entry area; granite or solid-surface counters; front-yard landscape; bumped-up cabs; wood blinds in privacy areas, and smart-home technology that lets you run locks and lights from your iPhone. You’ll find all of those on a Lancaster ranch that Lennar is readying for April move-in – 2,133 square feet, plus full basement and the 3-car garage, $387,450. With those schools in mind (the neighborhood’s Pine Ridge Elementary, and the nearby Cherokee Trail/Fox Ridge high/middle school campus), Hanish and Skip Wilcox can also show you a family-sized Madison plan – 3,123 square feet plus full basement and 3-car garage, backing to a greenbelt. It’s priced at $467,000. When those two are gone, that’ll leave only a dozen homes and sites – plus Lennar’s decorator model show homes (if you want one of those, Wilcox and Hanish have an interest list they’ll put you on. From 470 take Smoky Hill east to Arapahoe, then north past the new high/middle schools to Powhaton, then left ½ mile.
