Aren’t June and July the months when buyers are supposed to head for vacation and when sales taper off? That’s not happening at Midtown, the new master-planned community ten minutes north of downtown. The first of Midtown’s amenities won’t arrive at until late this year; but with two stunning models open and prices that start under $300,000, David Weekley Homes is actually picking up speed at Midtown heading into summer – logging ten sales in June alone, its strongest month yet.
“People are talking about this place,” says David Weekley’s Allison Glover, who’ll be there with Michelle Wood this weekend to show you those models. She was arranging visits for two prospects, both renters from Highlands, who had heard about Midtown from a Highlands friend who’s now purchased from Weekley. Highlands and LoHi, four miles from Midtown, are the most frequently mentioned ports of embarkation for purchasers – some renting there, or coming from smaller bungalows that they may plan to rent out when they move to Midtown. “Some of them are coming out of bidding wars,” Glover adds. “They arrive here and find that they’re getting the home of their dreams, more space, better amenities, a basement and 2-car garage, with the newest features and energy performance, for less than what they were bidding for that smaller bungalow.” You won’t see the amenities yet – master developer Brookfield Residential has begun to move ground on a 12,000-square-foot retail center expected for later this year, that will back to a community center and event plaza to follow, leading to a community garden designed by Agriburbia, and beyond that to a 43-acre park that will have direct escape routes onto two major bike trails. The fact that none of that is really visible yet is doing nothing to dampen the energy here. “You can already see all of the homes that have been built, and that it’s really a community now,” Glover says. Summer move-ins available.She and Wood will have sandwiches out for you tomorrow, coffee and cookies on Sunday, along with spec sheets for five homes that David Weekley has nearing completion, ready for move in this summer. That includes a Vermillion plan – 1,943 square feet, with three bedrooms and 2½ baths, plus a main floor study – that Glover and Wood can let you peek inside. In addition to all of that space, it has a kitchen with stainless cooktop, quartz island and countertops, and 42-inch cabinet uppers; along with a covered back porch, and a full basement with rough-in plumbing for future expansion. It’s priced at $371,150. Like all of David Weekley Homes’ plans at Midtown, it comes with a 3-year guarantee on energy performance certified by Environments for Living; a nice front landscape package with irrigation and rear fence, and with a security system that has one year of monitoring included.
Meanwhile, Midtown is seeing a burst of infrastructure construction – Pecos Street getting a makeover that leads to the nearby onramp to I-76 into downtown and to that future Commuter Rail station – and designer detailing of the community’s own streets and walkways, in preparation for a major presence in the Parade of Homes this summer. On July 25 the Urban Land Institute is planning a Residential Rebound block party at Midtown to showcase its new urban design. But you don’t want to wait for that to come see David Weekley’s models, how fast they’ve been selling, and how quick the commute is into downtown and Highlands. “We’ve already seen two price increases,” Glover notes. To reach from downtown, take I-25 north to I-76, head west a mile to Pecos, then north to W. 68th and west a block to Raritan.
