As tony Denver Country Club shows faster sales and less inventory, a 4-bedroom home at $1.065 million

Your Castle Real Estate is a company that gives agents lots of specialized market data to use in winning over sellers – and this spring in Denver Country Club, across from the gentrified clubhouse with roots going back to the 1880s, those data show 28% fewer homes on the market than a year ago, and selling at a faster pace. Your Castle agent Kennen S. Cohen will let you to join that trend at a lower-than-average price, at a time when luxury areas in Denver are showing recovery after having lagged behind the generally upward-bound market.

Cohen has 127 Lafayette Street, open today 1-to-4 p.m., priced at $1.065 million – around $371 per foot, not counting some finished basement space (he adds that one home is now under contract up the street at $391/foot). Lafayette Street is at the westerly end of Country Club, a little removed from the tawniest part and a little less grandiose; however, this is an attractive block with one landmark piece of architecture across the street and several that are very good lookers. The home, built in 1921, is a sober-but-handsome Mediterranean style, that gives little clue to how much these buyers have updated the 4-bedroom interior.

Your Castle, launching a luxury home division called Premier, offers its sellers the assistance of designer Patty Rhodes, who put her services to good use on an $80,000 makeover before this came on the market: very attractive treatments in the formal and family areas (a formal dining room created long ago from a covered porch, and a more recent family room acquired from a back patio); with a tasteful kitchen with bar-island in between. The upstairs has two reapportioned secondaries on an attractive bath, and a very appealing master with a walk-in that’s surprisingly large for the period.

Heading into the basement in a home of this age puts a visitor on edge, but not so in this case – bright and open all the way, good ceiling height, and a day-lighted egress window that brightens a guest bedroom-bath down there. 127 Lafayette is two blocks east of Downing; from Cherry Creek head west on E. First, eight blocks past University/York and turn right.
