Want to know how many people wish they had a larger home site and a 4-car garage? When Lennar Homes opened its Prescott 4-bedroom-plus-study-plus-loft model at Rinn Valley in the town of Frederick last fall, it had 34 home sites. Now, after what are the slowest sales months of the year, Lennar has only eight home-and-site packages left – and is ready to close out by putting the model home up for sale.
To find that match-up of bigger-home-and-site, you have to head north up I-25 past 470, another five minutes to the Frederick/Hwy 52 exit (the model is open today, Easter, at 1:30 p.m.). But plenty of people are willing to do that, says Lennar’s Monica Gresher. “It’s just hard to find this kind of space,” she adds. “They’re seeing other neighborhoods where the homes are literally on top of each other.” Lennar’s elbow room at Rinn Valley (every home is designed for either a 3½ or 4-car garage) also allows possibilities for parking an RV on your property, rather than renting space in a lot somewhere – or of adding a barn or outbuilding. Some buyers, says Gresher, come from existing north-metro areas such as Vista Ridge; others from out of state. Some commute to Denver, or work from home. And a number are police or firefighters, who get a ‘Homes for Heroes’ $2,500 credit from Lennar when they purchase. And all of them get Lennar’s ‘Everything’s Included’ features, with options that practically everybody wants, included in the price: slab granite kitchen counters with full backsplash and stainless appliances including fridge, a gas fireplace, nine-foot ceilings on the main, hardwood floors in kitchen-nook and entry area, air conditioning, and smart-home features by Nexia including a touchpad entry. Gresher and Greg Hartman will show you what’s left…including Lennar’s Prescott model home, being prepared for close-out sale with its designer landscape and decorator appointments included, on a big site that looks back toward Long’s Peak. It has four bedrooms – one bed-bath combination on the main level – plus a large loft on a wrap-around gallery overlooking the entertaining areas, and a main-floor study. The 3,432-square-foot home has a full-width 4-car garage – two separate bays that face each other across a courtyard – at $510,775. Rinn Valley is WEST, not east, of I-25. Take the freeway north past 470, another seven miles (3 exits) to Hwy 52; turn west over the freeway 0.4 mi. to the frontage road, then turn north three miles to County Road 20/Bella Rosa Pkwy and head west to Homestead.
