Frederick, just east of Erie, turned out to be such a fast-selling location for Lennar Homes when it opened 34 sites there last year that it roared through practically all of them in six months. Today Lennar is grand-opening two show homes – including an IKEA Idea home – just west of I-25 in Frederick, that offer very low prices for larger, well-appointed homes. So low, in fact, that you could get a 4-bedroom home with a loft, along with full basement for future finish, and a 3-car full width garage, for under $390,000.
At Lennar’s Wyndham Hill in Frederick, you can find a choice selection of homes either ready or near-ready now that reflect that size/value pricing, says Stephan Heath, who’ll be on hand to show you those models today. Lennar’s ‘Everything’s Included’ features are already wrapped into all homes – including items that are typically must-spends for anybody buying a new home: Window blinds, front-and-backyard landscaping, a fireplace, a hardwood floor package in kitchen and dining areas, and something that you’ll surely need next month – air conditioning. In keeping with that spirit of more-for-less, Lennar’s marketing team went shopping at IKEA for the decorating you’ll see in the ‘Wilson’ 4-bedroom model that’s first on the tour – 2,351 square feet, from $359,900. Nearby, you’ll also see where Lennar has six homes underway, including two that could have you living here in 30 days – plenty of time to enjoy Wyndham Hill’s pool, a few blocks away, set to have its grand opening this July.Those early delivery homes include a ‘Tyler’ 4-bedroom (one bedroom situated on the main level) at $376,000; and a roomy ‘Harrison’ ranch plan, three bedrooms and two baths, at $378,000. Both have a full basement and 3-car full-width garage already included. You’ll also see how well this works for commuters – particularly for a two-income family where spouses head to work in different directions – say, one down to the 120th Avenue corridor in Westminster (12 minutes); and the other west into IBM at the Boulder-Longmont Diagonal (13 minutes). Aside from the prices, Heath mentions another factor making this worth comparing to areas closer in to Boulder or Longmont – Weld County’s low tax base and Wyndham Hill’s low HOA fees. To reach the grand opening at Wyndham Hill, take I-25 north past 470, another seven miles (three exits) to the Frederick/Hwy 52 Exit and turn WEST over freeway, a mile to County Road 7/Aggregate Blvd, then north.
