Buying a new home takes some hustle – nowhere more so than in Arvada, where families already living there overwhelmingly want to keep their location, their schools and trails, when the time comes to move up. Village Homes is opening two spacious new models you can tour today in Leyden Rock, close to the Leyden Creek Trail through Pattridge Open Space – but just imagine that seven families have already contracted to buy there in three weeks since Village opened pre-sales.
Two of those happened Wednesday: Jared and Jamie Caruso, who live in a Village home in nearby Five Parks, searched two years for the right mix – reasonable price, Jeffco schools that feed into coveted Ralston Valley High, and more family space, both indoors and out. “We have three girls and we’re bursting at the seams,” Jamie Caruso said, as the couple and their Realtor were working on the scheduling details for their new home in Leyden Rock, with Village’s Roger Shimono. When they discovered these models you’ll tour today, the first thing they did was counsel with their Arvada neighbors Katie and Tim Scott – also with three kids, close enough that the families have vacationed together. Sure enough, the Scotts have signed on, too – and now have a contract on a new home right next door to the Carusos. You’ll tour the eye-catching Washington family-sized plan the Carusos are getting – almost 1,000 square feet larger than their older place, plus basement and 3-car tandem garage, at a price in the $460s, including goodies like stainless steel appliances, slab granite tops and a hardwood floor package. Village’s prices at Leyden Rock start in the $370s – including loads of options for something in high demand in the Arvada market right now: new ranch plans. Shimono and Chris Kennedy will show you those two family-sized Park Collection models; and will let you preview two low-maintenance Garden Collection models opening soon: four large ranch plans and a main-floor master suite design that will all have lawn mowing and snow removal provided. Village’s Shimono says all of that is worth the effort. “This is a fantastic location,” he added, noting that Leyden Rock’s setting works for buyers who work in Denver, Golden, Lakewood, and surprisingly well for sites along the U.S. 36 corridor and in Boulder (19 minutes). Some 65 percent of Leyden Rock’s master plan, he adds, is devoted to open space – leading into foothills with outstanding mountain parks. Jamie Caruso adds that the couple liked the look of Leyden Rock’s planned parks – and the views from Village’s neighborhood. Shimono notes that Village has three homes underway that can deliver before the holidays. To reach the opening, take W. 64th west to Indiana, turn north two miles to W. 80th/Leyden Road, then west to Leyden Rock Drive, and head north, continuing straight ahead past W. 84th to Village’s enclave.
