In a low-inventory market, if you want to build custom on a larger site, you need to be planning with a builder now

Getting your player ready...

A tight-inventory market like Colorado creates difficulties for any buyer – but if you’re somebody who’s been waiting for a chance to build a more personalized home on a site with some elbow room, you need to be planning ahead now. “We’re seeing plenty of buyers looking for larger, custom-quality ranches, but you’re unlikely to find one ready and waiting for you in the setting you want,” says Scott Moberg with G.J. Gardner Homes, building all over Douglas and Elbert Counties.

This weekend Moberg and Jason August can show you a model of a custom walkout ranch on five acres at Elkhorn Ranch, five miles east of Blackstone Country Club in eastern Parker; and they have a single ranch ready for quick move-in in Elizabeth – also open today. But in most cases, a buyer wanting to break out of the subdivision mold into a setting with scenery and more acreage, needs to be looking at sites now and talking with G.J. Gardner’s new home consultants.

G.J. Gardner – one of the world’s largest custom builders – has numbers of situations for sites within commuting distance to Denver; or can build on your own site, notes August. G.J. Gardner has networks of suppliers and services that keep costs down for buyers – something that’s particularly important, Moberg notes, when there’s little inventory to choose from and projects involve more personal tailoring.

Moberg will meet you at G.J. Gardner’s design center today, just west of Park Meadows in Lone Tree – and will show you numbers of areas where you could do, say, a ranch with walkout basement and custom trim, from the mid-$500s including site, ready by late fall. Those include Elkhorn Ranch (where the model’s on view today) in rolling countryside of Elbert County; in Escavera, half acres among scenic promontories in Castle Rock; and at Iron Ridge, one-acre sites set against ridges and pines near Perry Park. Moberg and August will also be happy to look at your own home site.

You can also tour that ranch on a 5-acre site that’s ready for move in now: at $611,900, with five bedrooms including a full basement finish and 3-car garage, open today noon-to-5 at 510 Legacy Trail, Elizabeth. From Franktown, head east on Highway 86 six miles to Legacy Ridge Street, then south a mile to Legacy Trail. To reach G.J. Gardner’s ranch model in Elkhorn Ranch take Smoky Hill southeast to S. Powhaton, turn south a mile to County Line Road, then east five miles to Elbert 17. G.J. Gardner’s design center is at 8220 Park Meadows Drive, Lone Tree; west of S. Yosemite on Park Meadows Drive.

Meanwhile, G.J. Gardner creates personalized opportunities to build throughout Colorado: In Denver/Highlands 303-327-6211, Brighton/Adams County (303-658-0146), Colorado Springs (719-495-7664), Fort Collins (970-663-4428), Jeffco/Golden (303-271-1020), Loveland (970-669-0822); Parker (303-840-9346) or Grand Junction (970-245-7542).
