Newly arrived buyers to Colorado have an uncanny way of zeroing in on trend-setting homes and communities, something you can see today in two impressive models by Ryland Homes in Anthem Colorado, two miles west of I-25 in Broomfield. A buyer toting a 2-year-old said she and her husband just arrived from North Carolina, where they’d lived across from a master-planned community – and had been admiring what families get back from them.

Number-one on that list is finding lots of other families who are looking to meet people and establish new friends. “In new communities everybody’s eager to meet their neighbors; that’s unlikely in established neighborhoods,” she said. She added that two other features were getting her attention – Ryland’s prominent use of outdoor living space, and views of Longs Peak and the back ranges from here.

“Got to have views,” she said.

Ryland’s Matt Bond will show you something else that relocating buyers need, in a Colorado market with very little resale inventory: A few choice homes that are ready now – some with views from patios and balconies. You’ll tour the ‘Influence’ family-sized model – 2,734 feet shown as three bedrooms plus an eye-catching master retreat that shares a double-sided gas fireplace. The home has, count ’em, three outdoor living spaces: big covered patio/deck, a very protected courtyard off the dining room, and a good sized balcony off the master.

Meanwhile, Ryland’s Prospect Village neighborhood in Anthem is next to Adams 12 Schools’ Prospect Ridge Academy; close to a 32,000-square-foot rec center that’s a centerpiece of life at Anthem – leading to 22 parks and 48 miles of trails. Anthem very deliberately nurtures neighborly connections with regular events and kids’ activities.

In these models and the four quick-delivery homes you’ll also see what Bond calls Ryland’s ‘pizzazz factor.’ “These have the feel and read of a larger home,” he said, showing how family areas unfold to the eye, creating through-views that convey a feeling of space. Much of what you see, Ryland delivers at a standard price – stainless appliances, granite tops, maple cabinets and expanses of hardwood. “On some sites the premium is zero,” Bond said. “You don’t need an extra $15,000 here just to start a conversation with us.”

Prices are from $374,990, from $419,900 for a Sensation ranch plan ready to move in now. Bond can also show you a ‘Symbol’ design on a cul-de-sac that backs to one of Anthem’s trails, with three bedrooms and a loft, covered patio, and balcony that will have views. Size is 2,670 square feet plus unfinished basement with 9-foot ceilings; and it’s Energy-Star rated, priced at $489,895. To reach the models take I-25 north past 470 to Highway 7, west two miles to Sheridan Parkway, then a half mile south to Preble Creek Parkway, and watch for signs after the school; or from 144th in Broomfield head north on Lowell.
