On a weekend when resale inventory in the entire Denver area has fallen to around 5,000 homes, a sixth of what it was a few years back, KB Home can steer you toward four homes that can be ready for delivery in the near term, at very appealing prices. They’re in a new neighborhood near Tallyn’s Reach that has great commuter access, choice schools and terrific views.
KB Home’s new Ponderosa Ridge is on a ridgeline tucked behind existing neighborhoods, a mile from the Gartrell Road exit from E470 -15 minutes from the Denver Tech Center, only 20 minutes from DIA. “The quality of design and features in the new plans at Ponderosa Ridge set them apart from other new home communities,” says KB Home’s Matt Mandino, Colorado Division President. “The feedback from Realtors and our customers has been extremely positive.” Two of the homes are roomy ranch plans, in a neighborhood where KB Home is showing 11 ranches from two specially chosen collections. When you arrive, you’ll find four models – including a Domina ranch with three bedrooms and 2½ baths, plus very impressive basement finish possibilities, attractive deck area, and a full-wide 3-car garage. If you like its looks, KB Home has another similar on a site that allows for a daylight walkout-level basement, on track to deliver by early summer, at $545,000. That time frame, says Mandino, allows a buyer to list their old home in this red-hot resale market and get the best chance of scheduling the closing to avoid having to move twice. That’s something that’s a virtual certainty now for sellers who find their homes sell within weeks of listing, without having a new purchase in place. Ponderosa Ridge’s views get rave reviews from visitors, Mandino adds: “They’re stunning even on a cloudy day.” In addition to Cherry Creek’s Black Forest Elementary School and the Cherokee Trail campus, the area has easy access to Aurora Reservoir with its trails and beach, has golf courses in every direction, and dining and shops at Southlands. If you’re after a family-sized 2-story plan, you can tour the Pinotage model at 3,489 square feet, with four bedrooms plus loft and main-floor study, and a terrific blending of formal and family entertaining spaces linked by a 2-sided fireplace. There’s one like it nearby on track for May delivery, at $555,000 – 3-car garage included. Buyers will be surprised by the creativity of these models; and on each of the four homes near completion, you can still make some personalized decor and color selections using the resources of K.B. Home’s Built-to-Order options. The value looks very favorable compared to new homes areas further west, or up north, says Mandino; adding another reason to look closely at these: Ponderosa Ridge residents will initially pay only $39 a month as HOA dues, and have a property tax rate of only 0.828 percent. Ponderosa Ridge can be reached via the Gartrell exit from E470. On Gartrell, head a block south to S. Aurora Parkway, then north 0.8 mile to E. Irish Drive and follow the signs east. Or from I-25 take Arapahoe Road east to Aurora Parkway, then head south and turn left on Irish Drive.
