If you’re one of thousands of age-55-plus buyers who have scoured the south metro area for large-but-lower maintenance homes, the picture is getting clearer by the week: There are few homes of any type on the market – about 4,100 in the entire Denver area, period. And builders aren’t finding new infill sites to offer the creative 55-plus models you’ve toured at low-maintenance enclaves over the past few years.

This weekend, at age-55-plus Verona in Highlands Ranch, you can see the foundation poured for the very last six luxury townhomes the enclave will ever offer – with some views across the Highline Canal to McLellan Reservoir, right beside a trailhead that Verona residents are already using to bike into the canal open space. You’ll pass by the strikingly pretty Tuscan-styled townhomes that Verona built last year – where resident took advantage of the top-dollar they were getting for their older homes, to load up these new places with luxury options.

“They’re getting together now,” says Sue Camara, “taking turns holding gatherings in their homes, so they can show off what they’ve done differently.”

Verona, notes developer Greg Fulton, has made points with buyers by saying yes to requests and ideas that other builders typically turn down. “Sometimes we’ll come away saying, ‘Why didn’t we think of that?'” Fulton says. The result is a community where virtually no two homes are the same – all showing remarkable variety in finishes and uses of space.

Those final townhomes are priced from $549,900 – reflecting the higher appraisals that all of Verona, townhomes and luxury condo-styled Manor homes, are getting as its offerings becomes scarcer and more in demand. At Verona, west of Lucent Parkway on County Line Road in Highlands Ranch, Camara and Mark Lifpitz will show you a townhome, show you the actual views the final townhomes will have, and where Verona’s new ‘Teatro’ recreation center and pool club will be – starting construction this summer. And they’ll tell you about how well Verona’s monthly maintenance and HOA fees – only $175 – compare to other properties, new and resale, that offer low maintenance living.

Meanwhile, you can tour real models of those spacious Manor homes that continue to sell rapidly across from the last townhomes, at prices from the $410s. They’re sized in the 1,240-to-1,641 square-foot range – have virtual no-step, ranch design served by elevators and private garages, and show off the same Italianate architectural styling, enhanced by Verona’s willingness to compromise and work around personal preferences. Some have views of the canal, reservoir and mountains.

You’ll also see how well this location works – right off C470, with good access whether your present world is centered in Highlands Ranch, or south Jefferson County, or old Littleton, or east into the Denver Tech Center or Centennial/Greenwood Village. To visit Verona’s models (cookies and coffee today, tomorrow and Sunday), take C-470 to Lucent, turn north to County Line Road, and left a half mile.
