Central Living by David Weekley Homes will give you a sneak-peak this weekend at something buyers have been urgently waiting for: the first of 27 spacious three-level townhomes the builder is bringing to super-popular Belmar in Lakewood, a short walk from its 21 dining/tavern establishments, Cinemark Theaters, and Whole Foods (only a block-and-a-half from David Weekley’s site). But if you’re seriously considering purchasing a townhomes in Belmar, you need to look right away, as they’re already disappearing.
Last year Weekley opened up six of its Villas at Belmar townhomes, all with 2-car attached garages, on a site on Alaska Street across from Rocko’s Cantina in Belmar, and saw them disappear rapidly. Now the market is all the more supercharged: “Realtors say that they’re telling buyers looking for resale homes that they have to go in $20,000 over the asking price,” says David Weekley’s Donna Martin, who’s already roared through five sales of these Villas in the past three weeks, when there was nothing at all to see. You can’t tour a finished model yet, but Martin will meet you by appointment at W. Virginia Avenue and Upham Street in Belmar, close to Belmar Square Park, and give you a first peek inside some townhomes that are under construction. If you like what you see, she still has two homes that can deliver this August, and more on the way for later this year. The current buyers, Martin says, represent all demographics from those making a first-home purchase, to people downsizing from older homes – wanting new features but with a hipper neighborhood than they see in the suburban new-home areas. “These people have shopped areas like Jefferson Park in Highlands,” she adds – and they’re put off by the high prices there. Meanwhile, this buyer loves Whole Foods and the enticing restaurant/tavern scene (including the newest arrivals like French Press Café/Bakery and Teller Street Kitchen, adding to Elephant Bar, Ted’s Montana and other venerable places). At the Villas at Belmar, prices from $446,000 will get you a 3-bedroom, 3½ bath plan, 1,830 square feet plus the oversized 2-car garage, and three balcony/deck-type outdoor spaces – along with a trendy kitchen with slab granite countertops and stainless steel appliances, a master suite with dual walk-in closets, and engineered wood floors beneath ten-foot ceilings throughout the main-level entertaining area. The bedroom/bath beside the garage could, if you prefer, be a street-level office space. The Villas at Belmar will have no HOA fee – snow removal is wrapped into a metro district.
