Low-maintenance Patio Villas ranches at Arvada’s Leyden Rock offer options for finished basements that 90 percent of buyers want

One nice consequence of the too-competitive market for resale homes is that the price of new homes has dropped in comparison to what buyers are bidding for in older neighborhoods – something that northwest area buyers are taking advantage of in Leyden Rock in west Arvada. Ryland Homes is doubling down on that new home advantage – creating a sharp-looking collection of low-maintenance patio ranch plans that have very-low-cost options for finished basement space as part of your purchase – stretching a new home’s value even further.

“Our market has taken off since the first of June,” says Kimberly Karsell, who’ll show you Ryland’s two models of Patio Villas at Leyden Rock, west of Indiana Avenue on W. 80th, up close to the scenic Ralston Buttes. The reason, she guesses, is that this is the time people begin putting serious time into mowing and weeding their yards. “They’re ready to simplify, plus they love the views we have,” she adds.

What they may NOT be doing is ‘downsizing.’ Ryland Patio Villas show VERY reasonable options for finished basements, practically doubling a home’s finished size (around 90 percent of Ryland’s buyers at Leyden Rock opt to do that). “You get much more finished square footage, in the 2,600-to-3,100 square-foot range, for the same money as what your see in single-family detached ranches, that are around 1,800 to 2,200 square feet,” Karsell notes.

That dividend adds even more value to a new home purchase, vs. what older homes deliver. “New homes have generally been priced at a premium around 25 percent above resale homes; but with the seller’s market we’re in, that’s dropped to closer to six percent,” Karsell says. Ryland’s finished basement spikes that value, complementing a high quality of finish that Ryland includes on all of these, whether the basement is finished or unfinished: 10-foot main level ceilings with 8-foot doors and 6-foot windows. “What we’re really building is a luxury villa,” Karsell adds.

People use the full finished basements for a rec room, plus media room, an added bedroom-bath, and added storage space, both finished and unfinished. Right now at Leyden Rock, you can find a choice selection of walkout sites that Ryland has, where you can enhance your Villa with a rear deck, along with daylight space in the basement. Or, if you’re looking to move soon, Ryland has a choice of homes headed for completion between July and late fall – no bidding required.

One of those is a Vienna plan with the finished basement included – over 2,900 finished square feet – that’s on track to deliver next month on a corner site leading into a cul-de-sac, at $424,409. If you have more time, Ryland has the same plan set for November delivery on a walkout site that will have a mountain view.

Either way, Patio Villas will all get lock-n-leave quality maintenance services — not only driveway and front walk snow removal, but front-and-back lawn care, and exterior maintenance including paint and roof. You can see where Leyden Rock’s first park is open and where a community pool is scheduled to open this summer; to be accessed by 17 miles of planned trails. “You’re going to be able to walk forever here,” Karsell adds.
To view Ryland’s Patio Villas, take W. 64th west to Indiana, turn north two miles to W. 80th/Leyden Road, head west to Leyden Rock Drive, then north past W. 84th to W. 85th Place, and follow the signs.
