Broomfield – with a near-perfect commuter location between downtown Denver, Boulder, and DIA – is right at the epicenter of Denver’s fast-paced growth, with loads of infrastructure arriving. At a time of rising prices, it’s no surprise that Broomfield’s fastest selling new neighborhood is the one that’s the most affordable – including a reasonably priced ranch model that you can preview today.
Taylor Morrison’s new Palomino ranch at the Village at Palisade Park, just west of I-25 on Highway 7, has just short of 2,000 square feet of finished space, and an option for a tandem 3-car garage. The model home will have its formal grand opening Aug. 22, two weeks from now – but you get the details on it today (it’s priced now from $366,990). Meanwhile, “This is where you want to be,” says Jim Lettis, who along with Karita Graham will show you around Palisade Park. Their location is a mile from the intersection of I-25 and E-470/Northwest Parkway – about 20 minutes from either downtown, DIA, or Boulder’s Foothills Parkway corridor – and closer still to business campuses at Interlocken/Flatiron Crossing, and along W. 120th Avenue. All of that connectivity is drawing a wide array of desirable commercial development to Palisade Park’s surroundings — Orchard Town Center and Larkridge shopping centers already there; a new 125,000-square-foot King Soopers Marketplace coming to Highway 7 and Sheridan Parkway, just west across the county line in Erie; Children’s Hospital, with a Broomfield campus just south of Taylor Morrison’s models; and North Park Broomfield, an applied science/research park anchored by University of Colorado Health, filling in the landscape south to 470. With all of that energy, prices for Taylor Morrison’s nine plans stand out from housing opportunities that families see in Broomfield developments further west – even against communities further east in Thornton and further north in Erie, Lettis says. The lower prices are complemented by a lower-priced HOA structure – monthly dues is just $50 a month now; and the city is planning a nice looking park right in the community that will preserve a historic barn recovered from the site. If you like the look of the two family-sized two-story models you’ll tour beside the nearly-completed ranch, you’ll find that Taylor Morrison has two similar homes set to deliver in October – one a 4-bedroom Clydesdale plan at $418,027, and an Arabian 4-bedroom with 3-car split garage, at $465,344. In the midst of a resale market that Lettis says still has plenty of competitive bidding going on, Taylor Morrison is getting sales from people who don’t want to play that game. “Really? I don’t have to bid?” some buyers have asked. To visit The Village at Palisade Park, including the ranch model you can preview and the two homes set for October delivery, take I-25 north past 470 to the next exit, Highway 7, and turn west a half mile to Palisade Parkway – same entrance as Children’s Hospital, then head north a half mile to Taylor Morrison’s sales center.
