Getting your player ready...
The northwest area between Denver and Boulder always shows more than its share of creative neighborhood ideas — new urban concepts designed for neighborly interactions, and with amenities you can walk to. At the Parade of Homes (it just opened) you can get the latest take on that at David Weekley’s Hyland Village, just north of U.S. 36 on Sheridan — close to a midpoint between downtown and Boulder – a tad closer in miles to downtown, a tad closer in time to Boulder.
David Weekley Sales Consultant Michelle Wood says that Hyland Village’s central location is very important to buyers who’ve already signed on here. “These people want to be right here,” she said. “They’re very much attracted to sports and entertainment downtown or in Highlands, but they can’t find anything new with this space and luxury anywhere between here and there, particularly at this price.” “They also like a new-urban, lower maintenance front yard,” Wood added, “but they want some kind of larger enclosed space in back for entertaining outdoors, which is impossible to find in condos or townhomes.” You’ll see that new urban architecture – garages in back, out of sight, leaving streetscapes more attractive, with plenty of room for a big front porch, facing the street and neighbors. Wood will also show you the community plan – one that’ll remind you of nearby Bradburn and Village at Four Lakes, areas in Westminster and Arvada that were fast sellers in the area six years ago. In addition to new-urban street designs, those areas lured dining and smaller shops right within the neighborhood, something this urbanized buyer really likes. She’ll tell you about plans for that, along with a pool and clubhouse; as well as the Jeffco Schools, and the state-of-the-art recreation complex the city of Westminster has just north of here between Hyland Hills and Legacy Ridge Golf Courses, Waverly Park, Waterpointe Open Space, and City Park Rec Center. You’ll get to explore the Parry Peak 3-bedroom model, with over 2,400 square feet on the main and bedroom levels, with a wide-open kitchen/family/dining area on the main level, plus a fully finished basement with 10-foot ceilings designed to encourage adding extra entertaining and guest space below (some early buyers are already opting for that). You’ll see David Weekley’s high level of standard features, including granite countertops and stainless appliances, and ‘Environments for Living’ energy and sustainability features, including tankless hot water heating and an option for solar panels. If you like the look of this community, David Weekley Homes has something difficult to find in the northwest area – homes that can deliver in the next few months, including two homes set for move-in right away. Those include a Parry Peak, very similar to the model, with three bedrooms plus a main-floor study, security system, gas appliances, and air conditioning, for $573,993. And you’ll see five other floorplans including a ranch (just under 2,200 feet); and a home site where you can build a full 3-car garage. Prices start from the high $400s – a range, Wood says, that should make this attractive to buyers who work west of here in Boulder or Interlocken/Flatiron Crossing, who’ve been exploring the foreboding resale market in Boulder, Louisville and other turnpike areas. You can tour David Weekley Homes at Hyland Village today and this weekend. To reach the model home, take the 36 Turnpike north from Denver or south from Boulder, to the Sheridan exit, head north on Sheridan past W. 92nd to W. 96th Avenue and turn west into the community. Turn right onto Chase Street, then left onto W. 97th Avenue; the model is at the end on the left.
