Land that was once home to the Shattuck Chemical Co. in southwest Denver has a new owner and a plan for 224 apartments.

Dallas-based Encore Enterprises bought nearly 6 acres from local developer Jon Cook for an undisclosed price two weeks ago and announced plans for the Encore Evans Station apartments at the northwest corner of South Bannock Street and Jewell Avenue.

The Shattuck Chemical Co. worked with uranium from defective rods on the property and closed in 1982, leaving the land radioactive. . The cleanup was completed in 2006 and Cook bought the land shortly after.

The site has been cleared by the Environmental Protection Agency and the state. The state and EPA have been cooperative and supportive of the development plans, noted Brad Miller, president of the Encore Multi-Family division of Encore Enterprises.

Steve O’Dell with Apartment Realty Advisors, who represented Cook in the deal, said Encore was attracted to proximity to Broadway and the Evans light rail station.

Amenities at the apartment building will include a dog-washing station, pool and bicycle repair shop.

This is Encore’s second property in the Denver area and several other multi-family developments are in the works for the company locally. Encore did not disclose the locations of other sites as negotiations are still in progress.
